The new Syrggrou Office Complex in Athens, Greece has achieved a prestigious LEED Platinum rating. Such an achievement demonstrates that all office buildings, regardless of how large, can aim for higher sustainability standards.

The Syggrou Office Complex is a development located in the heart of Athens and has just reached its full occupancy. The two eight-storey buildings, designed by Bennetts Associates and Divercity Architects for developer DIMAND S.A., have garnered international acclaim by achieving the prestigious LEED Platinum certification. This surpasses the initial Gold target and solidifies their status as a beacon of sustainable architecture.

Bennetts Associates approached the design with a vision to balance modernity with a celebration of Athens’ rich history, climate, and abundant natural light. The complex, strategically positioned on the prominent corner site along Leoforos Syggrou, boasts panoramic views of iconic landmarks such as the Acropolis, Mount Lycabettus, and the Aegean Sea. It aims to integrate with the surrounding significant structures, including the Onassis Stegi Cultural Centre and the Hellenic General Insurance HQ.

The design strategy prioritises passive design, working harmoniously with the local climate. With measures like limiting glass to 40% of the façade, full shading, an innovative low-energy air conditioning system, and expansive green roofs totalling 1,100 sqm, the Syggrou Office Complex maximises sustainability. A comprehensive Life Cycle Assessment was conducted to reduce the scheme’s embodied carbon and overall environmental impact.

Incorporating biophilic elements, the complex features two planted terraces and a lush green garden of approximately 650 sqm, reminiscent of traditional Greek courtyards. These additions not only enhance biodiversity but also contribute to occupant health and well-being, creating a serene oasis within the bustling urban environment.
