London’s Victoria district is now home to the UK’s first building to achieve a 5.5-star NABERS UK Design for Performance rating. The office redevelopment at 11 Belgrave Road, led by Quadrum Global, is a big step forward in energy efficiency, wellbeing, and sustainability.
The 150,000 sq. ft net-zero carbon building was designed by Eric Parry Architects and constructed by BAM, offering 108,000 sq. ft of Grade A office space and 14,000 sq. ft of communal areas.
Surpassing the RIBA 2030 Climate Challenge target by 38%, it retained 35% of the original building fabric to reduce embodied carbon. It boasts a BREEAM Outstanding rating and net-zero carbon status in both construction and operation.
Amenities include a rooftop platform with 360-degree views over London, 13,000 sq. ft of green space, a 4,600 sq. ft gym, a 3,300 sq. ft café, and cutting-edge tech solutions like full-coverage fibre from Vorboss. The building also prioritizes wellbeing, having secured WELL Platinum pre-certification.

What is NABERS UK?
NABERS, the National Australian Built Environment Rating System, was originally developed by the Australian government in 1998. This rating system assesses and rates the energy efficiency and environmental impact of buildings, with a particular focus on closing the gap between design and operation. Buildings can receive up to five stars based on a variety of factors, from efficiency through to wellbeing and quality of indoor environment.
NABERS UK is an extension of the Australian program. In April 2024, NABERS announced that the Chartered Institution of Building Services (CIBSE) will serve as the new administrator for NABERS UK, which was previously served by Building Research Establishment (BRE).
